A Periodic Inspection, Hard wiring testing, Fixed wire testing or what is commonly referred to as a  “Periodic” should be regularly carried out to all commercial and domestic electrical installations. Commercial properties should typically be tested every five years with domestic properties being tested at least every ten.

This testing results in the issue of an “Electrical Installation Condition Report”.

Landlords and Duty Holders need to show that they have satisfied their “Duty of Care” and that fixed wiring systems have been maintained to the appropriate standards.

A Periodic Inspection is recognised and usually required by Councils, Insurance companies, Mortgage Lenders, Solicitors and Estate Agents.

A Periodic Inspection will: –

  • reveal if any of your electrical circuits or equipment is overloaded
  • find any potential electrical shock risks and fire hazards in your electrical installation
  • identify any defective DIY electrical work
  • highlight any lack of earthing or bonding
